Topic: Software for small companies?

I'm looking for property management software for my company. We only manage 20 units, as this is sort of a minor part of our business. We're looking for something user friendly and cost effective that will cut down on our data entry and the amount of time we put into maintenance requests. We definitely want to keep our current website, so any company that requires a new one is not an option. We've struggled to find anything that interfaces well with Quickbooks. We're also wondering what others have found to be the advantages of premise vs cloud-based software.

Any recommendations greatly appreciated! :)

Hi,

There are a couple different options to choose from. Yardi is a type of software that is widely used through out the industry. Do you mind me asking, what area are you working in? I work here in Dallas Texas where our apartment market is huge! Onesite-RealPage has their head quarters here. They are also very popular. The program called AMSI has been around for years, one of the first I have ever used..they should be pretty competitive too. Rent Roll has also been around for years and they are very good as well. There are also 2 options when it comes to pricing..Yeildstar pricing system and LRO pricing system. These 2 programs gives you the option for vacant units to have a premium on them noticing they are the last ones available to rent (a little like the hotel booking system we use when we book a hotel) Also check out your local apartment association and see what software companies are part of the association-they typically have all the details on how to get a hold of them and be able to ask questions.

I think I might recommend a different approach. RealPage, Yardi, etc can be great for large installs, but when talking about 20 units, this is probably overkill. Check out companies like Buildium, Appfolio, or maybe ResMan? (I've heard good things about ResMan but don't know if they are good for smaller installs)

Agreed - Yardi/RealPage/etc are also probably going to be WAY out price range for a smaller group. Appfolio is excellent, as is RentManager. There are lots of options out there...are you looking for just accounting, or a full PM suite with all the bells and whistles?

I recently found out that Yardi have a web based offering for smaller companies and it is priced really well. It is web based and the functionality is great. I recommend taking a look.
