Topic: Re-joining the Property Mgmt/Apartment world - LIHTC - advice please

Hi everyone,

I'm Deborah....new here of course and I can't express how happy I am to have found this community. I worked in Property Management as an APM back several years ago until I opened my own business. I chose to close my business after losing my dad.. Between losing him, finishing my degree, running my business, and battling some staffing issues, it was a little too much and with the support from my amazing husband, I decided it was time to close.

I absolutely loved being an APM. I had a great property and wonderful residents. I had no previous experience in LIHTC, but learned quickly and as an APM responsible for all leasing as well, I finally was able to breeze through compliance with no corrections and a turn around time on average of 48-72 hours.
So, as proficient as I was in my old position and property, I'm a tad nervous now... I'm pretty much starting over. I've accepted a Leasing Consultant position with a Property Management company that has recently taken over 2 tax credit properties. I'll be over the leasing of both properties. Since the properties have just been acquired, it will only be the PM, myself, and our Maintenance. (There's great possibility for rapid advancement - which is something that I'm looking forward to.)
Ok, so back to being nervous... I've been "out of the business" since the end of 2009. While I still understand what LIHTC is - the purpose - and how it works, there are details of the exact position (for example the application and compliance process) that I have forgotten. I am a complete perfectionist. I am someone that seeks to exceed expectations and it just bothers me that I can't remember every single detail I suppose...haha.

So, my question is... What do I need to do to fully prepare for my position. (I'm hoping to start on Monday.)
Oh, another detail about the property (one of them) it has been a problem property in the past... (Another reason why I really want to go in, do amazing, and bring our properties around.)

I'm already dedicated to my properties it seems, considering I've been offered several other jobs (not in the same industry) that offer more hours and more money...however, my heart is already invested in my properties and bringing them around. I just want to make sure that I go in prepared and be the very best and do the very best I can.

Don't be nervous about what to know, the forms have gotten more detailed and easier to understand I think anyone could do them. Just get a list of which ones you'll need from your state compliance department, read over the forms and it will be like you never left!

Tenants are more informed than they used to be so it's harder to catch the ones who are trying to get in under false pretenses.

I used to get paystubs that would show the address where they received it so I could double check their current address with it. Now it's just an online printout with no address, sometimes no name on them. Watch for that, too.

Update yourself on what types of verification formats are now permitted. With so many people using cell phones, it could have changed a little.

Get current on Fair Housing and Handicap status. This is become a big issue everywhere.
