Topic: Percent of plumbing calls

Hi everybody!
I am trying to determine what percent of the total maintenance requests a typical property handles are plumbing related. This could be anything from faucet repair to hydronic heating, to snaking drains.

Any comments welcome! Thanks!

The age of property and quality of water should be taken into account.

I would estimate mine at 90%, including clogged HVAC drain lines.

The other would be HVAC issues.

When I advertise for a maintenance tech, they must be proficient in plumbing and I test them on it.

Year to date 22.3%.
Our portfolio ranges in age from 1970s (higher rate of plumbing service requests) to early 2000s (lower rate).
Plus it appears there was a little confusion over whether a hot water heater issue is plumbing or not ;)

We're at roughly 20% for a 3.5 year old property.

Year to date 16.2% - but it FEELS like 90%! Properties are more than 30 years old.

Hey guys thank you so much! I work for a plumbing supply company and am talking to over 100 multifamily professionals in a couple days and wanted an idea of what properties other than the couple i worked at experienced.

I work for a leak detection company, and we are being asked to fill out an app, with COI's and paying a compliance depot fee, does anyone know what the cost of that is, the number listed in the paper work I received just makes you listen to a ton of ads, selling one thing or another, then gives you another number to call and it is a phone look up number? Any help would be appreciated.
