I am looking for a stand alone maintenance software either computer or internet based, already structured for apartments. Does anyone have any suggestions?

Hi Carolle,
Do you mean a system for submitting maintenance requests, for tracking maintenance and completing maintenance requests, or both?

Hi Brent,

Really need a way to track work orders. I manage 192 units and use Quick Books for accounting and unfortunately no other property management software. Was hoping to find a stand alone maintenance software, our residents can put in work orders on our website and those are emailed to the office. While I can track work orders in Quickbooks, it's pretty clunky.

I am with a Property Management group we just completed an extensive research on this. We have over 1200 properties we manage. We were having a difficult time tracking work orders and communication through projects. We ended up choosing Rent Manger they won because the took the time and curtailed the software to meet our needs. I would suggest you give them a call and see what they could do for you.

The only time that I used a separate tracking method for maintenance other than Yardi, One Site, etc. I used the service request tracking software that came with our KeyTrak system. It was actually very good. So if you need a key security solution and a way to create / track your work orders you can take care of 2 issues at once. Wish I had more for you.

I've begun working on such software to give away as freeware. I'm not sure what tracking a work order is. Most of the time a manager will hand a work-order to a fix-it guy and say "go fix it." He comes back and says he couldn't do it or it's done. How is tracking involved? (So I can include it in the software.)
