Hi JK,

There is no real way to calculate salaries for community managers as there are just too many variables; experience, the market, community size, challenges facing the community, budget, etc. I know managers who have large communities and make less than 30k, and I know managers of smaller communities who make over 60k. The one constant I've noticed is that those managers who are active in their local apt. association and have a great reputation within the industry can ask and usually get higher salaries. I was told by a mentor to take the salary from your last position and ask for 10% more, but be willing to negotiate. Sometimes it's worth it to take a little less money to get your foot in the door of a great company!

I have seen this, but there is no way to really input the variables I think need to come into play. What would an HR manager for a property management firm use? I doubt they simply pull a number out of the air and say 'that sounds good'.......

A good online salary calculator tool for jobs in Property Management that allows the input of certain variables such as:

- Property Size
- Property Location
- Whether the property is conventional or is it affordable/tax credit/subsidized, or otherwise targeting a demographic with special needs
- If housing is included, and if so; at what value
