Hello everyone I work with Sue Cushman as R&D Officer at Cushman Capital Group. We have a group of investors coming to Charleston on the 4th-6th of May to meet with Sue and do site visits for some multi-family opportunities that they are looking to acquire. They have a large fund that must be allocated very quickly and they have chosen Charleston as their target market to expand their current portfolio. If you are a owner of Multifamily properties and Would happen to have anything on your portfolio that you are looking to sell with value added opportunity? In particular, Abberly Crossing in Ladson, Abberly West Ashley or Ashton Pointe in Beaufort? They are interested in many other states but we are scrambling to put together some SC opportunities on such short notice. Sue has been forced to reach out directly to CEO's and VP such as yourself for assistance in this task. Unfortunately we have had no luck with dealing with local commercial realtors in this type of matter. Sue has located (2) off market opportunities that fits their criteria but this is not nearly enough for them. In addition, I have some very interesting off market multi-family, portfolio opportunities in Richmond and Winston Salem NC that is running at a 7-7.5 CAP if you are interested. They have been stabilized and are running at higher OCC rates now in the 90's-100%. Class B buildings/Class B area next to hospital and one contiguous with technical college. A great deal of value add in place. The downfall of the Richmond properties is the fact that their are (15) complexes all within (5) city blocks of one another, some contiguous and some are not. They were built in the 60's-80's and are in need of cosmetic improvements in keeping up with the area. NC has (3) complexes with one in the same parking lot of a technical college with thousands of students and was poorly managed with failing occ rates. The hedge funder that purchased them is in the process of stabilizing them now and brought in a nationally recognized management company with no penalty for switching to another. He is looking to handle all of the CAPEX with the exception of cosmetic improvements that he is saving for the next investor with your caliber.
