We are looking to find developers with new/existing projects who need a money partner to complete their project. No minimum or maximum funding amount. We are the private money lender on these transactions.

Dan,

First, go back to projects that you completed in the past to see if new opportunities have come around. What I mean by that is for you to connect with past clients and contacts. Turn on the marketing machine and remind everyone that you are alive and thriving.

Is there any way you can drive some costs out of your equation so that you are more competitive? If not, clearly define your strengths to your target market. What makes you better than the other guys? Are you licensed to go beyond your borders to other areas? Is it cost effective to do so for you?

Why are you Preferred Excavation Service? Use the talents of your employees to snoop around for business. What have they heard and what do they know?

Are you plugged into the local municipal and state government for jobs that are coming up or being planned? Increase your chances of at least bidding on the jobs if it is a competitive bidding situation. Consider smaller jobs too as well as much larger jobs where you might have to team up with a competitor to get it done.

Make sure your employees feel that it is a privilege to work for your company.

I was under the impression that MULTI-FAMILY DEVELOPMENT in most
of the U.S. was at a stand-still. Good to see something going on.
Is this North Carolina multi-family development STILL looking like a "GO"?

As a large management company, we always have clients looking for equity partners. Where are you located? Maybe you can come to our office and tell us more about your terms and organization. Of course, we will need to do our homework prior to approaching any of our clients.

Once we know a bit more about the various projects, then perhaps we can get to the next level. We need to find out if any of the projects/principals are a good fit. Once that is ascertained, then we can take it further. Just need to know the scope of their projects and where they are located.

Realistically speaking...I SERIOUSLY DOUBT there is any "private"
funding available out there anywhere for MF developments...and
we all KNOW that the banks are NOT lending anything to anyone!

My multi-family clients have told me that MF development in the
U.S.....coast to coast is DEAD! The economy is going to have to make some VERY SERIOUS CHANGES to get us back to where building
MF projects makes sense.

Even finding funds for "affordable housing" could be very difficult. The Gov't is pretty much out of money...the U.S. is so
far in debt already.

It's my understanding that pretty much ALL MF developers are just
managing their portfolios...waiting for the MF market to turn around.

Often we encounter quite a few principals and brokers who expressed the same sentiments.Frankly we don't know whether to be saddened by their negativity or overjoyed that the competition is gladly stepping out of the way and making room for others with more drive to step up to the plate.

It is true that the money is not available for every principal or every project. But those who take a fatalistic attitude are sure not to get any funding. Talking to a few people about their troubles of getting funding is not how we need to base our efforts. Many have had negative experiences but it does not mean others can't get funding place.

For those who really want to move forward with their projects, I would encourage them not to give up. Just because a person is not aware of the funding source does not mean it is not available.

Or you can continue to wait until things get "better" and move forward at that time.

The decision is always left up to the individual.

Yes, we are. We are looking for stronger projects where we can not only invest but will provide us with profit participation. Within the last few months, we have focused our sights on projects that will allow us to have a more active involvement.

While this may eliminate some worthwhile projects, it does open the door to more. Projects we want to see are those over $25M. Principals must be able to show us that they have invested much into their projects and can stand behind them.

Let me know what you have to bring to the table. Projects in the Western Hemisphere are highly valued.

I have been developing property most of my life but lost it all in a deal in Scottsdale AZ when the market crashed.
