I'm talking about the temperature!! Here in the southeastern part of the country we are in a serious heat wave. With residents only able to use the swimming pool from Memorial Day to Labor Day and now this scorching heat with people dying from exposure, the "pool time" is being reduced a lot.

This is an expensive amenity people insist on when leasing but what about at renewal time? If I couldn't use the pool due to excessive heat (my choice) with an already short pool season, why would I continue to pay the extra money for it?

Is anyone looking into some type of shade provider for at least part of the pool? Big palm trees in large pots? Giant umbrella? What are you looking at for next year's budget to make this amenity more usable at your community and set yourself apart from your competition? B)

So are you talking about shading the pool? Seems that when it is really hot, that is exactly when you would want the pool open, no? If I were you, I would look at increasing shade for seating areas, and maybe getting a big water cooler filled with lemonade or something to put out for residents on the weekends.

It's been 97-105 plus high humidity for about a month. The pool doesn't cool off and you can't walk barefoot on the concrete. I wouldn't take my small children to the pool right now, even with sunscreen, they would look like little lobsters. An old maintenance tech of mine died last week from over-exposure to the heat while working on his camper.

Nearly all new communities in this area have pergolas either over part of the pool or in the seating area to help cut down on the sun, but allow breezes.

It's HOT!!

Memorial Day to Labor Day is the traditional pool season, but more and more of our multifamily customers are opening their pools sooner and keeping them open later into the year.

And it usually stays warm enough in Atlanta to get use out of the pool through the end of September, if not later.

(I am only addressing the issue of "value" as a function of availability. Some type of shading over the pool deck would be a good option to consider to make the pool more accessible during the hottest part of the day/year.)

We've added extra umbrellas, but what I find happens in our communities is pool activity is low during the daytime anyway because residents are at work and it's hopping after 6:00 pm. By then it is usually a little shaded from nearby trees, too, and people come to socialize, so they're wearing flip flops. Maybe add a bucket with logo'd flip flops would be a fun addition to the pool area?
