Topic: Pet size limits...What are you doing now?

Some of my teams want to increase pet size limits to 100 pounds. We currently limit to 2 pets, a max combined weight limit of 75 pounds. But why? I'm not sure. Is bigger better?
Please weigh in! :P

Great topic Mary! I'm not sure why either. Out of the many doggy noise complaints I have had over the years, I can't remember a single one regarding a large dog. It has usually been the little yappers or howlers that make apartment living interesting. When I took CAPS classes at another community's office they had a Great Dane living above the conference room. That certainly made class interesting at times, but mainly because the apartment above had wood floors and he liked to chase a ball around the home. Would it be feasible to have lesser weight restrictions when the home is a second or third floor with hard wood flooring? Or is that just over complicating matters? B)

We changed in April to total household weight of 100 lbs. It is so trendy to have a large dog, we decided to change. I rates went up and I've been full with a waiting list for months.

We have more problems with residents not picking up after the pets now. Don't know what's up with that.

I also increased my pet fee from $200 to $250 without a problem.

Still have breed restrictions. No Great Danes, either.

Non Refundable Pet Fees for our apartments are as follows:

2 pet limit (50lbs ea max)
Dogs (each): 0 to 20 lbs= $200 21 lbs to 30 lbs= $300 31 lbs to 50 lbs= $400
Cats: $200

Once a pet crosses the tenants threshold a Pet Fee must be paid whether friends or theirs.

We have 4 - 6 unit buildings and one 9 unit. I try to limit the number of dogs per building and I'm very cautious as to whose above or below. Must be leashed at all times once outside.

We are very fortunate that our local Vet built a dog park where they can run unleashed and it's only 2 blocks away. Seems to be a social mixer for pet owners who live here.

Sandy,

Even though we provide poo bags we still had to implement fines. If you are caught on video or 2 adults see the tenant not picking up poo, they are hit with a $75.00 fine. I will pay half of that to the tenant who saw it happen if they pick it up and dispose and rest goes into a "kitty" to be used at our next shin dig.

Believe it or not, it's not happening much anymore.

I couldn't care less if they have a big dog. Larger dogs seem very happy in the apartment environment as long as they get exercise. It's usually the little dogs that tend to be high strung yappers who do not seem to tolerate their owners' longer work day absences.

When I am in charge of the world, I will not restrict breeds either, I will install a large Bark Park with lots of water dispensers, potty bags, trash cans, benches and agility areas. By the way, Great Danes actually do very well in apartments (even one bedroom apartments.)

There are a couple of properties near me who have recently done away with weight limits and breed restrictions. You pay more for bigger or aggressive breed dogs (lots more), but they will take them...

My property has no weight restrictions although we still restrict the standard "aggressive" dog breeds. I don't personally agree with that policy, however I still enforce it. We do have a Great Dane, who I have never heard bark or whine, even while I was using the apartment next to his as a model and was in and out of it all day. I'm definitely for no weight limits.
