What's the biggest WORK challenge facing you and your team RIGHT NOW?

Our paint was discontinued, so now instead of being able to touch up apartments during turnovers, we have to do full repaints with the new paint brand. This has nearly tripled our paint expenses, and time to complete a turnover - and at our busiest leasing time!

What about HYPER-STRESSED residents? My staff go through phases of being "sand-blasted" by unhappy residents...It makes my team SO STRESSED too! Anyone else feeling the occasional full moon?

I would never give a new client a touch up painted apartment. Full paint jobs the deserve.

We all have those days. Time to create a motivational contest for your employees. Who can handle the situation in the most creative way.

All new leasing staff. Training during the busy season and still maintain occupancy.

Finding a qualified, dependable maintenance technician. We've been looking for almost a month with no luck...if you know of one in the Dayton, OH, area, send him my way!

In the meantime, we have been contracting out a lot of work so that our residents are not disappointed.

But in general, finding the right person for the job - whether office or service - seems to be getting harder and harder.

YES, staffing is a BIGGIE! But a great Maintenance Tech is worth the wait (and worth his/her weight! :P )
Any luck with tech school grads? Can you get someone who has good general skills and apprentice that person? You may be too busy in this season...
In your ads do you list ALL your company benefits and their potential value?
I always assume a good maintenance resume has a shelf life of about 15 minutes...then they're swooped up by someone else who needs them. Are you the first to call all the resumes you get?
Are you advertising on craigslist, apartment association websites, at tech schools?
Whew, I bet we all feel your pain!
