How Do You Like To Be Contacted? PDF Print E-mail

One of the main goals of Multifamily Insiders is to enhance the relationship between property management professionals and vendors in the industry.  We are big believers that vendors should be seen as partners in profit, but we also recognize that it's not always convenient to talk to a vendor at a particular time or in a particular way.  And it seems as though every person has a unique preference on how they like to be contacted by a new vendor.  For example, some appreciate a phone call, others an email, and in some cases you better be ready with a glass of wine!  So in an effort to make these communications a little more smooth, we have a small addition to our profile pages! 
 

To set your contact preferences, just edit your profile (click on the "Profile" tab) and at the bottom, select how you would like to be contacted!  You can select multiple options by holding down the control key and clicking several options.  (You can see how it looks on my profile)
 

We hope you enjoy the new profile addition, and if you feel we need to add any other options, please let us know!

Announcing The Third Multifamily Training Trivia Winner! PDF Print E-mail

The results are in for our third Training Trivia (powered by Grace Hill)! And this time we really rolled out the big guns with a truly challenging question, with only 44% of members getting the answer right!  For those who missed it, here was the question:

"A disabled resident had changes made to allow them to fully enjoy your premises. According to Fair Housing law, under what circumstances must a handicapped party restore the modifications made to the exterior of the apartment or to the common areas?"
  • If the modifications are unsightly
  • If the modifications can be easily restored
  • If the modifications interfere with the next resident's use and enjoyment of the community
  • Never; the handicapped person does not need to restore modifications to the community exterior or common areas
Congrats to everybody who got the correct answer! If you didn't, here's a little help from Grace Hill:
"According to Fair Housing law, the handicapped party cannot be required to restore modifications to common areas or to the exterior of the apartment. They are, however, responsible for making reasonable restorations to the interior of the apartment to return it to its original condition if the modifications will interfere with the next resident's use. "

The results are in for our fourthTraining Trivia (powered by Grace Hill)! And as opposed to last Training Trivia, this was definitely a "gimme" with 97% of voters getting the right answer!  For those who missed it, here was the question:

"Howie, the community Maintenance Supervisor, posts calendars featuring nude women in his office. The calendars:"
  • Can be left up unless someone complains
  • Can contribute to a hostile working environment and lead to a complaint of sexual harassment
  • Are protected as freedom of expression under the First Amendment
  • Are nobody's business but Howie's
Congrats to everybody who got the correct answer! If you didn't, here's a little help from Grace Hill:
"The nude calendar images could be a form of "hostile work environment" sexual harassment. As defined by harassment law, a hostile work environment is one in which unwelcome conduct of a sexual nature creates an uncomfortable work environment for some employees."

As we discussed a while back, we will be adding subgroups in the discussions area of the site.  For example, under "The Front Lines" category, which usually deals with on-site community issues, we are going to add sub-categories for "Apartment Marketing", "Resident Retention", and a few others.  As we roll out these new subcategories, we are going to add Conversation Leaders to each category! 
 

So what exactly is a "Conversation Leader"?
In a certain sense, a conversation leader is like an emcee (MC) for that category.  Sometimes that means starting up an interesting topic of conversation.  Sometimes that means responding to fresh faces on the discussion forum.  Whatever the case, it essentially means keeping the conversations lively!


Who can be a Conversation Leader?

We are looking for conversation leaders for all of our major categories and subcategories - If you have an expertise in one of the following areas, we would love to hear from you!  (We are looking for both expert Insiders, but also some new Insiders who haven't yet made their full impact on the site!)

  • On-Site Topics
    • Apartment Marketing
    • Resident Retention
    • Customer Service
    • Apartment Jobs (i.e., Career Advancement, Interview best practices, HR issues, etc)
    • Accounting
    • Social Media
       
  • Apartment Maintenance  (Any maintenance topic including best practices, purchasing, etc)
     
  • Corporate Issues  (Anything regarding multi-site management, 3rd party management contracts, training, or any other issue that is handled by the corporate office)
     
  • Developer Forum  (We're not sure if we are going to separate out this into subcategories, but here are the general topics of interest)

How do I become a Conversation Leader?
If you are interested in becoming a Conversation Leader, just send us a note!  We will determine the leaders hopefully within a week and get the process started!

We are flying through our Training Trivia (powered by Grace Hill) with our second trivia question already in the books! Our second multifamily training trivia question got 38 more answers than our first one; however, only 60 votes were eligible to receive the gift card!  (Remember that you have to be registered and logged into the site to be eligible!) For those who missed it, here was the question:

"Because resident Rick Jones uses a wheelchair, he is unable to access the dumpster area. He requests that his trash be picked up from his apartment home. Which of the following questions may the community staff ask about his request?"
  • Why do you need our assistance picking up your trash?
  • Are you disabled?
  • Can you please verify in writing that you need this accomodation because of a disability?
  • None of these; the community staff may not ask any questions about an obvious disability
Congrats to everybody who got the correct answer! If you didn't, here's a little help from Grace Hill:
"According to the U.S. Department of Justice and HUD's joint guidelines, if a person’s disability is obvious, or otherwise known to you, and if the need for the requested accommodation is also readily apparent or known, then you may not request any additional information."
