SOS: Seen On Site

I think it would be wonderful if we could all share some interesting/great/cool/fun ideas that we are seeing on site. So I am going to start off with two that I really like:

1. Blue jeans for the leasing office staff. Yes, blue jeans. But not just any jeans. Ann Taylor and Talbots are now carrying very nice 'dress denim' that looks great! And think how excited your teams will be to be able to wear jeans to work. They look professional, are reasonably priced and are COMFORTABLE. Love this idea!

2. Okay, this is sort of 'cheating' because I didn't really see it on site, but I DID see it on a site staffer's email. Jessica (the Assistant Manager at her property) had a perfect 'sig line' with everything in it that you need. It was followed by:

Don't miss out! Get our 2 bedroom 2 bath apartment homes for as low as $699.00

Changing this up on an regular basis is a great way to keep your 'deals' in front of your prospects. So think about adding that to your sig line if you haven't done so already.

Great topic of conversation, Lisa. This is also an opportunity for communities to brag about any new and unique things they are doing on-site! Can't wait to see what is going on!

As we all know concessions, gimmicks and giveaways are being offered everywhere these days... in our market area you are expected to give something valuable at move in.

Our owners do not permit us to allow such offers. In the meantime, we had to come up with something valuable to offer and would catch the attention of future residents.

Typically, the 1st question is always how much? Followed by the second question, do you have any specials? My reply of course we do!!! Our special are offered everyday, all year long, we offer you the very best customer service experience everyday! A lot of times the response is a chuckle... or Wow! Even a "Hey I like that"!

Really helps us to create that memorable experience. It's working! Along with a daily chant - "Leases come easily and frequently”!

Thanks so much for your comment! It will definitely help those who can't 'do' concessions, especially in today's economy. And I love the daily chant. Those always help get people pumped up to sell.

One of my first supervisors used to have us yell, "I'm exciting and I'm escited about what I sell!" everyday. Definitely got the blood going in the morning!

I remember doing something similar in theater in high school. We would all get in a circle, cross arms, hold each others hands and do a chant of some sort to get the excitement up. And I have to say that it worked like magic, every single time! Great comment!
