During my recent trip to MultifamilyPro's Brainstorming in Houston, I spoke with Allison Crabtree of Bell Partners on the topic of Craigslist. There was one question that was asked repeatedly by attendees:

Should we hire a 3rd party Craigslist posting service?

3rd party posting is the action of hiring an agency to post craigslist ads for a property. Many property management groups, locators, brokers, and individual properties hire 3rd party posters. The fees range from cents per post to hundreds per month.

Is your property website mobile-friendly?

Nielson reports that the use of mobile devices to browse the web increased 34% from July 2008 to July 2009 (56.9 million). Are you alienating these users from viewing your website? If prospects pass your office and attempt to see more property information from their phones, will they be able to do so?

Why is a mobile site so important?

The rapid adaptation of the mobile web is leaving many companies behind.  Although Nielson projects that the majority of mobile phones by 2011 in the U.S. will be smartphones, many companies aren't making the investment in mobile websites.   eMarketer predicts that by 2013, nearly 50% of mobile phone users will access the mobile Internet at least monthly.

All companies should consider making the effort to establish a mobile site that is easy-to-use on the go. Mobile research is not only used by Generations X and Y, even seniors are increasingly using the Internet. According to Focalyst over half of Americans ages 62-71 online. With the increase in smartphone sales, it won't be long before seniors start using mobile devices for browsing the Web. Why not make it as easy as possible for prospects to learn more about your property?

How are you writing your apartment community craigslist ad titles? Are you using rent concessions to drive traffic to your property? What if you don’t have any promotions? What content are you posting to your Facebook and Twitter pages? Are you just posting your rental rates and promotions? Did you know that more than half of American adults are attempting to save money?

A new Harris Poll shows interesting statistics regarding ways adults are trying to save money:

 

  • 36% have switched to tap water and refillable bottles instead of bottled water.
  • 21% have cancelled or cut back on their cable TV service.
  • 20% have stopped buying coffee in the morning.
  • 14% have been carpooling or using mass transit.

Let’s face it, not every community can compete with ever-increasing rent promotions and concessions. Sometimes, the rent cannot get ANY lower. How do you differentiate your ads and your content from competitors when the properties are so similar?

Try this: if your community offers something of value, highlight that feature in your ads, in your Facebook Page content, and occasionally in your Twitter feed. Please understand: I don’t mean use a long list of amenities. Frankly, that’s boring and exactly what everyone else is doing. Use the statistics above to create ad titles/headlines that are unique for your community.

Do Your Model Units Have Personality?

During last Friday’s Apartment Chat (#AptChat) on Twitter, we discussed "Using Photos and Videos for Marketing." A conversation came up between myself and Carrie at Roscoe about inexpensive options for decorating prior to creating a walk-thru video.  Carrie uses music and/or commentary on some of her videos, and we chatted about how she could improve the videos with few resources.

These are a few ideas for decorating vacant model units on a tight budget:

  • Use a few unique and well placed items to fill the void of an empty unit.
  • If a unit has been painted nicely, video the unit before repainting.
  • Video multiple units in the same day, save the videos even after the unit has leased.
  • Visit thrift stores or yard sales for portable pieces of furniture you can store easily.
  • Download diverse photographs to frame and place on walls, tables or counters.
  • Visit ApartmentMarketingStore.com and order inexpensive but unique amenity clings.

If you have $0 budget, why not create a checklist for everyone to bring a few items from home:

  • Colored shower curtain and a couple of bath towels.
  • Coffee maker and supplies.
  • Dog or cat food dishes.
  • Door mat and a set of curtains or sheers.
  • Framed (diverse) photographs or paintings.
  • Floor lamps.

If the idea is to inspire prospects to consider your available unit, why not spice up the videos? It doesn't necessarily have to look 'lived in', but it should have personality.

There are 3 important things you need to know BEFORE you create a Facebook Fan Page for your apartment community.

Think of your Facebook Fan Page as an online version of your apartment community. Make this space inviting and fun! The following are three things you need to know before you start your Facebook Fan Page.

1. Do NOT set up the Facebook page using a leasing agent profile account.

If you must, create a business profile account. This is because Facebook does not currently allow everyone to transfer ownership of Facebook Fan Pages. If an account is created by a former employee, they will still have administrator access to the Fan Page.

"The danger of social media sites." What!?

An email was sent to me this afternoon with a link and this one sentence:
 
"The danger of social media sites."
 
 
I read the article (which is actually about planning a property party) and my immediate email response was sent.
 
"No, this is the danger of ignoring social media sites. If reputation management and social media strategies were being implemented into the overall marketing plan, this article could’ve been avoided and the residents would be happier."
 
Then I said, "Thank you for sharing, this will go perfect in my social media guide!"
 
The article is based on an older (2007) review on apartmentreviews.net. However, there is no response from anyone from the property. In fact, no responses are online at all! Why not respond? Especially now, with the publicity alive and well. This is the perfect opportunity to set things right, make necessary changes or state they've been made.

So many properties and property management groups are hiding from social media. This poor property and it's management group is an example of such an avoider. This is their wake up call!

Who do you blame? Social media? The property manager? Or the property management company? Maybe the marketing firm is to blame? What are your thoughts? What should this property do now?

Sometimes You're Gonna Step In It...

I woke up this morning to see my 13 year old, Gwenna, coming down the hall. Her right hand was suspiciously stretched a distance away from her body while her left hand being yanked roughly by her black lab, Luna. I continued sleepily on my path down the hall to wake Joe, my son, and *Squish!* Yep, right between my toes. NOW I know why Luna was pulling Gwenna down the hall!

As I scream in disgust I look down and see the evidence trailing in the form of paw prints from the bedroom all the way to the front door. The offensive smell hits my nose. "Gwenna, you're cleaning this up! This is your responsibility!" I'm wondering, as I say this, if she will be ABLE to do it... did I mention I've got a tan carpeted hallway?

I'm furiously cleaning my foot. "HOW did you let this happen?"

She's remorseful and running around like a maniac looking for cleaner and paper towels, "I took a shower and left her in her kennel. Luna had an accident Mom, it's my fault. I thought I could get a shower first, I'm sorry!"

Here come my other children, Tory (15) and Joe (12) wanting bathroom access... "Eww, Gross! What's that SMELL! Mom, this is nasty!" And the CHAOS ensues.

How does this %$#@ relate to social media?

Daria Steigman recently posted an article on her blog discussing self-censorship, "I've also seen the crowd turn on lots of less-known people for real or perceived differences of opinion." Her post got me thinking about responsibility. Any time we post something online, via Twitter, a blog, or even email, we should take responsibility.

The demand for brands to participate in social media is discussed frequently. Social media users expect it to gain momentum this year. Chris Brogan said it perfectly, "Businesses are trying to do exactly what we asked them to do. They're trying to master our languages. They're trying to talk to us where we are. They're looking for new ways to talk and to advertise." I'm paraphrasing, but he goes on to state that marketing and advertising are a part of the social web, you don't have to like it, but ignoring the fact businesses are trying every day to figure out their place in social media is dangerous.

I recently read on Conversationagent.com a statement by Alan Wolk regarding brands behaving badly in social media, "We're going to see a whole lot of chaos before we see some order restored..."

Sometimes the chaos is limited to a select few offended parties that lash out, like in the case of Chris Brogan's K-Mart post . Other times, like in the case of Motrin, the unforgiving, mob-like twitter users attack and bring fear and intimidation to the entire Twitter community.

Honestly, if I were a large brand, I would question if the time were right to be entering social media. The fear is justified; even regular users of Twitter feel the need to self-censor. No one wants to be the next Motrin.

Conclusion: sometimes you're gonna step in it...

Gwenna tried and end the end did the best she could, but it looks like steam cleaning will be my weekend chore. I am, however, very proud of her efforts and her ability to take responsibility.

Big brands are seeking ways to enter the Social Media realm without offending anyone. Unfortunately, someone will always be offended. My humble suggestion to big brands is simply this: Someone has to do it! Take a chance and join us in the conversation. Do your research first and don't be afraid of the chaos! Take responsibility when you make a mistake and clean up the mess.

Amber Naslund's blog post on the Sanctity of Social Media sums this up for me: open up your brand to an open-ended conversation and reach new audiences.

How to get started:

Go to http://www.facebook.com/pages/create.php

1. Begin building your page by clicking the "edit page" link.
2. Upload a profile picture. This will be the thumbnail picture that appears in the user's fan box and on other pages, such as search results.
3. Edit the Information fields. Text in these boxes will surface the page when users search for keywords.
4. Upload videos or photos to get the conversation started. This will also bring color and life to the page.
5. Create a few wall posts or discussion topics to help users get warmed up and feel comfortable posting.
