Keep Your Apartment Marketing Simple

Keep Your Apartment Marketing Simple

It’s easy to overcomplicate things in life; even more so when it comes to marketing your apartment communities.  But the truth is – the best marketing strategy appears to be ridiculously simple.  How do they do it?  It all starts with a clear understanding of what the purpose of property marketing is.  You want your customers to know you, like you, and trust you.  That’s it…super straightforward, right?  The hard part is putting your plan into action at your property.  Here are a few tips we’ve adopted over the years that help us stay focused on the mission.

Identify Your Ideal Client – Take the time to define and document who you want your ideal customer to be. When you take the risk of trying to be everything to everyone, you end up being NOTHING to no one.  Start by asking yourself who your best residents have been over the years.  What are the common traits or characteristics that make them great residents?

Uncover Your Core Marketing Message – Next you will want to craft a unique property marketing message that will be used in all parts of your marketing effort.  The specific ways in which your property is unique will separate you from your competition.

Produce Marketing That Educates – Today’s consumers are savvier than ever.  Consumers don’t want to be sold but would rather be educated.  When your marketing strategy is designed around educating the residents you will find they’ll be more likely to buy from you than if you just try to sell.

Involve the Entire Team in Apartment Marketing – Marketing is everyone’s job.  You don’t need a department or an expert – just tap into the collective knowledge that exists at your property.  Nearly everyone at your property comes into contact with residents.  How your team interacts with prospects and residents needs to be consistent with your core marketing message.

Once you simplify your message, your audience will respond.  So, keep it simple and don’t try to be everything to everyone.  Ridding the world of bad marketing is good for everyone.
