The Cost of One Unit

With the current state of the economy, we've noticed an increase in the multifamily tutorindustry of creative endeavors to bring in new residents and stand apart from the rest. The Dallas Business Journal featured a story of one such endeavor developing in the Dallas/Fort Worth area.

Los Angeles-based Learning Links Center plans to acquire 1,200 plus units over the next year with up to 3,500 over the next three years. With each community that Learning Links buys, the owners forgo rent on one unit and convert it to a study area where a teacher provides free after-school tutoring. These apartments will also offer free or discounted rent to teachers who agree to live in their community and tutor youth who live there.

"The goal is to make the apartments more appealing to renters and minimize vacancy and vandalism," says George Pino co-founder. "The resource centers in the two buildings we have them in have been very well received," Pino continues. "The kids, as well as the families and the communities in general, have loved the concept and have really taken to it."

The expense of one unit, in the case of the Learning Links properties has resulted not only in being well received by the existing and new residents but the Dallas Business Journal article is most likely only the beginning of the media that will ensue as this development continues.

That's a really interesting idea, especially since teachers tend to be stable at one place for a very long time.

I have several friends who are teachers who would love to do this. Especially, during the summer time.

This is a great idea! I love the value added service provided and the sense of community this brings. It will be very interesting to see what other similar ideas come out of such creative thinking.

Great concept... Is it a homework center or do they have a full curriculum? Not a new idea, but a good one.

George I think it's just for after school tutoring based on the teachers available.

What a great idea! It's easy to see the value-added aspect of this. Offering this type of support within your apartment community would be a positive on so many levels. And then its a PR coup too.

I love this! This is what a community is all about. Not only is it a "value-added" commodity, it's a wonderful thing to do, value or not. It's doing the right thing. And it can probably be used as a tax right off for the owner.
When so many people started losing their homes I thought it would be a wonderful thing if communities across the country opened up just one unit to families who needed a little help to get back on their feet by giving them a temporary free apartment. Making it available to those people who just need a little help - single mothers who've lost their jobs, etc - I know it's a scandelous thought to give up income on one unit but again...it's doing the right thing and I like to believe that when you do the right thing you get it back tenfold.smilies/smiley.gif
