I recently published a blog titled "Embracing the Future: Why Rental Housing Operators Must Stay Informed of Legislative Trends Toward Dog Ownership." With sweeping legislative proposals introduced recently in both California and Arizona, it seems like a good time for a reminder as well as some proactive steps. Recent proposed legislation Current language in the proposed Arizona SB 1439 states that "if a landlord allows a tenant to house a dog in ...

The rental housing industry has welcomed pets and their owners for some time now. This is abundantly clear in today's property marketing, which boasts 'pet-friendly' units, with many communities including dog parks, waste stations, grooming stations and even pet social events to accommodate their furry residents. But as we know, there's often a significant disconnect between how operators see themselves, and the consumer's experience in locating h ...

Hi, guys! Hoping for some feedback on pet fees . . . it seems that the new norm is 1. a refundable pet deposit, plus 2. a non-refundable pet fee, and 3. monthly pet rent. Can you guys help me understand the rational and data behind this? It seems obvious that the deposit is for potential damages,...

Alison Hansford IMO, pet rent should go for things such as pet waste bags. The non-refundable deposit? There is always extra cleaning after a pet moves out, even if there's no damage. There's always going to be hair in hidden places, you'll want to treat for fleas regardless whether the pet was treated or not (at least in the Pacific Northwest) and there will be pet odor.

U.S. homebuyers are facing monthly mortgage costs that are 52% higher than the average monthly apartment rent, according to a recent analysis by CBRE Research, a real estate and investment insight firm. Placing that number into sharper focus: monthly mortgage payments, including taxes, have risen by 70% since 2019. Wow. While that's a staggeringly discouraging figure for the prospect of living the traditional 'American Dream,' it should be a ral ...

Simon's tail wagged eagerly as he watched his human, Emily, pace around the room with a worried expression. The scent of cardboard boxes filled the air, signaling change, and Simon could sense that something wasn't quite right. He tilted his head and let out a soft whine, trying to comfort Emily in his own way. For the past decade, Emily had been his person. He would never forget the day Emily and her pack took him home from the place with the ke ...

Rental housing industry fraud is on the rise, as any operator knows only too well. With the digitization of many renter-facing processes, it has become very easy for bad players to game the system. According to the data gurus at Transunion, application fraud triggers rose from 10.3% in 2019 to 15.2% in 2020 alone – and those triggers remain high. Fake IDs, application fraud, even fake pay stubs (have you seen the number of websites dedicated ...

Is your property pet-friendly? If you're one of the 70-80% of market rate rental housing operators who accept pets, you've probably just answered that question with a resounding 'yes.' But from whose perspective? Yours? The family with a 95-pound golden retriever? The single parent with two kids and a cat, struggling to make ends meet? A seemingly innocuous question – 'is your property pet-friendly?' – becomes quite provocative when v ...

In response to this gr ...

Emotional Support Animals and Renters – Are Your Pet Policies Actually Contributing to Fraudulent Requests?

It’s no secret that Emotional Support Animal (ESA) accommodation requests are on the rise in the multifamily housing industry. And due to a lack of clarity in the laws, there are loopholes for bad actors to take advantage of the system; not to mention an entire online cottage industry that has sprung up to provide individuals with the required legal verification without much

You Feel Your Property is Pet Friendly, But Do Your Renters?

Pet-Friendly vs. Pet-Inclusive Series Ask almost anyone in property management if their community is pet friendly, and the answer is almost always a resounding yes. “Of course we take pets,” or “we have a bark park and a dog-wash station,” or “we love cats and dogs in our community.” But there’s pet friendly, and there’s pet friendly
