- Price point of $ $400- 800,000 or less unless the deal is phenomenal.
- Bank owned or being sold at huge discount.
- Prefer garden style complexes with lots of land.
- Built before 1995.
- No major structural damage (fire damage, caved in units, etc.).
- Out of whack operational expenses.
