Topic: Once you've identified your niche how do you market it?

Think about what makes your property different. If you’re a property which offers student housing, perhaps your differentiator is working with students to reduce their financial burden by offering all of the onsite perks inclusive in the monthly rent. If you’re an eco friendly property, perhaps you specialize in green design. Identify your niche, and then market that difference.

What is your niche and how do you market that niche?

My niche is that I have one of the few two-story townhouse communities in my market. I market them on Craigslist, Postlets and my property flyer as follows:

"No Neighbors Above or Below--You'll Love Townhouse Living"
"Private Entrance with No Noisy Breezeways"
"Parking Available Right Outside Your Front Door"

I stay 100% occupied and get top rates for the units. I'm been marketing them this way for 5 years.

My niche is that we are the single source of services required to improve and maintain high occupancy rates. In a nutshell we are a single source of services for the apartment industry. We increase both physical and employment occupancy and help to maintain those high results.
