When recieving a rental verification or reference on a current or previous resident, does your company allow you to respond or not? Are there any laws, or rules, that govern this?

In our area there are no laws other than having a signed consent from the applicant. However, we do not release info until when know their move date, size of apt, bath count, rent amount, and anything else that might be helpful. If the agent asking for the referral chooses not to share that info then choose not to answer either. It is a great tool to compare rents and why you might be loosing residents.

Our company does not allow us to respond from the site. The potential landlord must send their inquiry w/ questions they want answered, as well as a signed release, to our corporate office.

The corporate office will respond to the basic question, M/I-M/O date, rent rate, if they gave notice, if they owe any $, etc. For subjective questions such as "were they a good tenant", that will not be answered. For the questions "would you rent to them again", that will be answered "if qualified"
