Topic: I need some advice: I have a 2 Bedrooom I can't seem to lease!

Hi everyone! I'm new here. I need some advice: I've had this darn 2-Bedroom that I've been unable to rent. I've even lit sage in there and nothing. Any suggestions?

Dash for Cash in that unit only. Place fake money in a few spots, give prospect 30-60 seconds to run around open cabinets, drawers looking for money and that's the concession applied to their move in.

If you aren't having trouble with the 1 bedrooms, then sell/market it as a 1 bedroom with "flex space".

Tony Leon We did this on a few units that we couldn't rent. We even painted chalkboard walls in the 2nd bedroom and changed the marketing to a 1 bedroom with an office. Now we have a waiting list on those units.

Raise the rent on it. Reverse psychology.

Lease me, keep me. Fill that unit with refrigerator goodies and the pantry with snacks. Bath rug, shower Curtin. Basic stuff that looks good. Sometimes the money spent is less than a concession.

Get with an apartment locator and get them to direct some traffic to you specifically for that unit.

These are all great ideas. I've been trying to lease a 2x2 I have for months. I lease it and they cancel. I don't know what I am doing wrong.

Are you asking them why they cancel?

Raise the rent and create a mini model. Give the stuff away as a move in incentive.

Do you have a good relationship with other properties in their area? Maybe that apartment offers something there’s don’t and you could help each other out

Carla hit up your gym! Maybe you can make up a cute/professional flyer, and ask if you can leave it at your gym while you take their flyers and post them throughout your community.

Market it as if it's the only one you have. If you have other 2 beds available, dont even mention them or give the prospects the option of a different one. Set it up as a mini model and include those items in the rental. Hold a meeting in that apartment and have everyone give their ideas on why it is not renting and fix those items.

Treat it as a “Hide-A-Way” or “Cute, Cozy Cove”

We had a past client have their team go out in a pink tu tu with a tagging “We have the best two two in town!” I had to share to give them a shout out at an NAA presentation because it was so good and so fun! I’ll look for a pic!

We use to mini model or hard to lease apartments with really cute stuff and told prospects that this apartment comes with the goodies you see in there. We also had a couple of apartments we put a TV or a keurig in as an added bonus. Some apartments are just harder to lease because they don't have the best view or you have to walk around the building to get to your door... people will overlook those apartments and wait to lease another one. Sometime a little extra makes the difference.
