If you could hang a "10 Commandments of Leasing" sign in your office, what would be the commandments?

Thou Shall not curse at staff when you are the one who didn’t pay rent.

Thou shall not lie about calling ya lawyer

Thou shall remember how much your rent is every month.

Thou shall remember the golden rule "no pay no stay"

Thou shall not show units not made ready.

Thou shall ask for the Deposit every time!

Thou shall remember the property manager is not a police officer

Thou shall not lie about the four dogs you just moved in

Thou shall not wait until Friday at 5pm to enter the work order on your AC that went down days prior

Thou shall not look for an apartment more than 70 days out.

They shall remember that the resident pays your salary!

Answer the phones promptly....call back people that have left a message even faster.

Thou shall get off your seat to stand and greet!!!!!!!!

Remember you are helping people rent apartments......

Thou shall make sure they pay their rent on time...

Thou shall "close" and ask for the deposit at least 3 times!

Thou shall follow up and follow up again after you ask for contact info until they lease !

The first meeting/ impression is your controllable curb appeal. Make sure you look your best.

Thou shall remember how much my rent is and when it is due.

Thou shalt think before speaking.

Thou shall not ask to tour if out of the price range

ASK for the money! CLOSE

Remember that the rent takes priority.

Thou shall show up for you appointment....and on time

Thou shalt bring all the puppies in to get treats and pets when you walk by the office♡

The 4 Ps

Also, thou shall treat everyone thar walks in the door like family.

1- thou shall be respectful
2- thou shall be truthful on their rental application
3- thou shall stay off their phone while with the agent
4- thou shall have verifiable income
5- thou shall have a good credit standing
6-thou shall know the definition of acceptable dog breeds
7-thou shall understand our R&R and lease guidelines are for everyone including them
8- thou shall pay their rent on or before the 1st of each month
9-thou shall be a good neighbor
10- thou shall fulfill their lease obligation

Thou shall carry a sparkle bucket

Answer the Phone

Thou shall read your lease, in its entirety.

Go over the lease in it’s entirety with the resident.

Thou shall not wait till eviction day to have eviction crew move your items down 6 flights of stairs

Thou shalt not be a douche. For starters.

Thou shall treat others the way you want to be treated.

Thou shall pay your rent on time.

Thou shalt smile, stand and greet anyone who enters the office.

Thou shall wear pants and undergarments in the lobby at all times.

Thou shall not yell at or blame the property manager for all of the problems that you created.

Thou shall not be captain douche bag when speaking to the office staff.

Thou shalt not run a prostitution ring out of thine apartment

Thou shalt not allow thine children to run amok in the model/clubhouse/office unsupervised whilst breaking all the things.

Thou shall not just ask me a "quick" question in the middle of my one lunch break a week.

Thou shalt not call a pet a service animal without proper documentation

Thou shall smell thyself before coming inside the leasing office

Thou shall not install a stripper poll in thine apartment

Thou shalt not leer at the office staff for any reason

Thou shalt pick up your dogs poop and not throw cigarette butts on the ground.

Thou shalt not die in your apartment and leave the management to find you.

No pay no stay!

Thou shalt not complain that your upstairs neighbor walks!

Thou shall wear clothes to answer the door for management and maintenance

Honor thy management and maintenance staff

Thou shalt put your sunny side up underwear in the dirty clothes and put your adult toys away when you known management or maintenance is coming!

Thou shalt read and understand your rental agreement that you sign.

Thou shalt not harbor unauthorized occupants in thine apartment home.

Thou shall pay rent
Thou shall pay water
Thou shall pay electricity
Thou shall respect each other
Thou shall respect the property you live in like it is your mom's house
Thou shall be kind to animals
Thou shall pick up after your pets
Thou shall respect property manager
And thou shall act like an adult

Thou shalt not ask to be transferred to management and when you don't like my answer threaten to "come kick my little a*#!"

1. Thou shalt be a good neighbor.
2. Thou shalt not smoke pot in any building or laundry room.
3. Thou shalt not sleep in the storage closets.
4. Thou shalt not urinate in the laundry room trash can.
5. Thou shalt pay your full balance, on time every month.
6. Thou shalt not enter the leasing office smelling like a hotbox.
7. Thou shalt keep thine apartment and grounds of the community clean at all times.
8. Thou shalt keep thine vehicle in good functioning condition and parked appropriately.
9. Thou shalt refer only qualified good neighbors
10. Thou shalt take the offered renewal rate without complaint.

I just realized these were leasing commandments. Oops! "Thou shalt not look at a customer as if you intend to "jump them" when they ask you to do anything.

Thou shalt not be disrespectful to anyone at any time.

Thou shalt smile!

Thou shalt leave thy cell phones put away!

Thou shalt not claim I never told you

Thou shalt not use the office microwave for leftover fish

1. Thou shall enter everyone and everything into OneSite, Yardi, ResMan, etc
2. Thou shall check off boxes in addendums
3. Thou shall know how to type
4. Thou shall know Microsoft Office esp Word and Excel
5. Thou shall know how to do minor troubleshooting with computers, scanner, printer, etc
6. Thou shall walk move in units as if it were thine own apt
7. Thou shall fill out office portion of application
8. Thou shall collect every penny at move in
9. Thou shall ask several questions regarding resident’s maintenance request
10. Thou shall always look professional

Thou shall report your income in a timely fashion or i will get you!

Thou shalt stand and greet every customer!
