My community is HUD based and it sits in a borough of only 900 people....it is ALWAYS dead !!!! Very difficult getting people through the door (and being a tiny town we have near zero amenities). Though we normally have about 14 vacancies a year (we are very small here), I have had only 4 in 2020! Minimal move outs and no evicitions.

Hot, Dallas suburb new prop doing great all year till nov ,
28 per month now nov did15 and 3 leases last week 100% applied leased
Now 88 percent. In lease up. All urban projects national dead why pay premium to live in the city for the restaurants and bars when you can’t use them, flight to the burbs.
