We use them but, as a Leasing Consultant, many leads are not from the prospect themselves. They just "match" our criteria. We had leases rollin in this year until the plug was pulled on it. I think you can list pros and cons on each side. It depends on what your goal is... lead generation or lease generation. Just know that you pay per lease, and that as with every ILS, not every lead is qualified. The number of leads is increased based on their marketing platform to pay customers (our prospects) for a their confirmation on leasing at a community that is advertising with them. Genius? There are referral and VIP programs all over the world in business so why not here.

It worked great at my last property. We increased the lease rate commission and got great results. You’d have to ask them to set the qualification parameters that you want otherwise tons of unqualified leads.
