We use them but, as a Leasing Consultant, many leads are not from the prospect themselves. They just "match" our criteria. I have gotten negative responses from the "leads" stating that they did not asked to be on a call list. They were just window shopping, so to speak. I now only will reach out in emails and only once. If I get no response I cancel guest.

My properties do well with them and have never had an issue with a dispute. We just send a copy of our CRM report with first contact if it is not them. You only pay if they are the first contact and our customer service experience with them has been great.

We had leases rollin in this year until the plug was pulled on it. I think you can list pros and cons on each side. It depends on what your goal is... lead generation or lease generation. Just know that you pay per lease, and that as with every ILS, not every lead is qualified. The number of leads is increased based on their marketing platform to pay customers (our prospects) for a their confirmation on leasing at a community that is advertising with them. Genius? There are referral and VIP programs all over the world in business so why not here.

It worked great at my last property. We increased the lease rate commission and got great results. You’d have to ask them to set the qualification parameters that you want otherwise tons of unqualified leads.
