So if someone just turns in key after 5 months say.. they still have 7 months left say… what is the penalty?

There’s the reletting fee which is 85% of their rent. I take back any move-in concessions & nail them with the accelerated rent (all 7 months)… damages and cleaning too of course.
Make a demand for payment upon receipt of their final account statement, and the next day send them to collections.

60 day notice 30 day termination fee. They lose or have to pay back any concession. They also lose their security deposit.

But if we can get it re-rented, we will waive the penalty and even pro-rate if it falls into place.
