My last tenant that moves said the tires, pallets, hazardous waste, chewed up blines, paint over spray, dog crap etc is NORMAL WEAR AND TEAR... GTFO!

I had a guy not break his lease to avoid the fee, but also didn't pay rent for the last 5 months of his lease (during the moratorium so no eviction), trashed the unit, left furniture in the parking lot to get destroyed by the trash truck, and the cuss at me numerous times because I kept the deposit and still billed him over 4k and shouldn't owe because he didn't break his lease and left me his "left savings" which was a growler bottle half filled with pennies, nickels and dimes!

Yes i had to explain to him that while we will honor our Home Ownership Incentive (5% back from all rent paid on time) they would not be getting their deposit back because I had to use it to pay their lease break fee

Wait until they ask for their deposit back. I just had someone not pay rent for the last two months then ask for their deposit since there wasn’t any damage left in the unit.
