I was wondering what the average month to month rates in the Omaha, NE area are? We are currently charging $30 per month above market and are thinking about increasing that, but not sure how much? Any help would be appreciated!!

I know you are asking about Nebraska, but I charge $35 extra for a 9 month lease; $50 extra for a 6 month lease and $75 extra for a 3 month lease. Month to month leases are set at whatever the Market Rate is plus $100 extra dollars. After all, it can be very inconvenient to have someone on a M-T-M lease give notice on 12/31 and move out 1/30!

The last two Management Companies I have worked for charge $50.00 above Market for a 6 month lease and $100.00 above Market for a MTM lease. This is in the MD/DC Region as well as the MI Region.
