Topic: HE Washer/Dryer

Our owners are looking to "upgrade" our apartments. We were built in 2008. They asked about switching our standard washers and dryers to HE, presumably front-loading models. Each apartment has a washer and dryer in the unit, not laundry rooms. Does anyone have these style in their community? I'm looking for information on service issues, resident wear and tear, etc, to send back to the owners before they make their decision. Any info would be much appreciated.

I have been using the Whirlpool Duet HE Washer and Dryers in my apartments for almost 2 years. The tenants love them because they are very quiet, "Green" and they can wash large loads easily. I include them in my remodeled apartments as a standard feature. I charge $50.00 per month to anyone that wants to rent them in my base apartments. I have the tenants sign instructions on how to care for the machines when they move in. We have never had a complaint or service call.

The only problem I have encountered with this type of appliance is if tenants use the wrong type of detergent which will result in failed loads with error messages. The instructions that Linda mentioned are crucial to save service calls and I would even go so far as to provide a starter pack of "HE" detergent to get them off on the right foot. Personally I feel the pods are the best option as they prevent accidentally using to much which can cause other headaches.

We specialize in the installation of ventless dryers and HE washers in older communities. These are all front-load washers. One of the major concerns is noise transmission and vibration. With the horizontal axis machine, g-forces are generated vertically. A top-loader will bang side-to-side, the front-loader is up and down, shaking the whole building. The washer should back to a load-bearing wall, Ideally the floor joist will run at right angles. If there is any doubt, install a washer and test for vibration using the high speed test cycle and a dry towel.

Resident education has to be in integral part of any installation. We give every resident a move-in packet that contains single use samples of HE detergent (pod and powder), a special measuring scoop, a "Save the Bay" letter that explains why they need less detergent, and a wash guide. Front-loaders reduce water consumption by aprox. 20-gallons per cycle (5 to 10 gallons hot), detergent by 70% and dry time.
