Love that you are thinking this way!  I learned about most of these from Lex Vance, owner of the Dirty Maintenance Show!

Bondic adhesive - www.amazon.com/Plastic-Adhesive-Outdoors...tridge/dp/B00QU5M4MG

M500 Meghometer -  www.amazon.com/gp/product/B004OMAWIA/ref...94a312d0dd3f4f866b5d

My team fights over (in secret santa stuff) a Ridgid faucet & sink installer - - www.amazon.com/gp/product/B0015BEHYS/ref...57faa9035aaa5348d7f0

Also a tub drain removal tool: www.amazon.com/gp/product/B00C0M7DVA/ref...fac78657fb0ee95a4fde

Not sure of your budget but these portable fans are always a hit (about $20-$25 usually). They’re rechargeable and can be used practically anywhere. m.kohls.com/product/prd-4999364/sharper-...=205&selectShip=true

I believe all maintenance and Property managers should have PropertyInspect App.
This takes the effort of EXCEL or WORD out of the picture for Entry, Exit, and even budgeting for the following year.

How about a work beanie with a light? Here's one from Lowe's but there are tons of choices out there.

Two relatively inexpensive cool tools I never knew I couldn't live without:
A) An 11-in-1 Screwdriver. My brand pick is IRWIN. It's likely your guys already use something like this, but if not, Its a BIG time saver.
B) Self adjusting channel locks! They are so incredibly handy and save you from so much hassle. But keep them oiled! Spray some Pbblaster on them now again and youre good to go.

Side note) Milwaukee's Vice Grips (the one's with the red ovaline adjusting screw, I believe its a two pack) may look like just shinier versions of regular ol' vice grips. But for the money, they are AMAZING. I almost enjoy having to use them. Almost. Haha.
