Topic: Painting an occupied unit, need suggestions and "hold harmless" agreement

I have a resident who has lived here many years and her walls are quite dingy now. The resident has requested a full paint of her unit. Other than minor touch ups, we only paint whole apartments at turnover.

I'm not sure how to go about painting around a houseful of furniture. We do not have any storage on-site. We'll ask the painters to put tarps over her things, but they wont move her furniture for her.

Also, we need to have her sign an agreement not to hold us responsible should she suffer any damages or losses. I've searched the file bank and can't find any form that addresses this. Does anyone have one they would share?

Congratulations on making along term resident feel valued! :)

When I have repainted a residents apartment it was after a lease renewal was signed. The Maintenance team would prep the unit the day before the painting was scheduled. They removed paintings and mirrors from the walls and fixed any minor damage to the walls. They would also move the furniture 2 feet from the walls. They did NOT move anything that was breakable or computers. These were the responsibility of the resident.

Hey Rose,
When I was on property I did this quite a bit with residents who have lived at the property for a long time. The key is coordination and communication with the painters and the residents. Often when I did this I would have the residents removed everything from the walls and put their furnature in the middle of the room, from there the painters would tarp it so nothing was damaged and paint. One thing I always made clear to the resident is if something was not moved or an area was not cleared is that it would not be painted.
