Topic: Property Email Response Rate

I have been trying to find a reliable industry average response rate for emails. I have been sending emails to our properties for the past year with an average response rate of 46%. Of course some properties are great and some no so much. What has been your experiences? Can someone point me to a white paper or article that details out email response rate?

That would be a great topic for a research article.

I would think that if a property has a unit to rent, EVERY email inquiry would get a response.

Failing to respond to inquiries could even be a violation of fair housing laws.

I guess it's possible that a property manager may stop responding to prospects after a unit is rented, but why not just take the ad down?

I even respond to the "Dear Sir/Madam, I am responding to your advert from Nigeria" ones. Every inquiry gets a response. No exceptions.

I rented an apartment to someone who's email address was a string of vulgarity. He hadn't realized that what he typed as a refusal to provide his identity to a free email provider would be stored and used as his name.

That being said- I wonder if it's possible that some of the emails not getting a response are getting blocked by spam filters.

Great idea Rose! Yes it would be interesting to know. I agree, definitely Fair Housing non compliant. They used to laugh at me at my previous property and call me Fair Housing Zar. Lol. Fair Housing is important and those who don't think so WILL when it hits their wallets <evil grin>

At my previous property, I personally made it my business to answer all emails in live time (assuming I was there when they came in). Otherwise, 24hr. window will suffice.
