Looking for trends, tips, advice for lease renewal processes that involve high rent increases ($125 to $300). What are some good measures to do and follow to ensure everything is done right with the law/fairhousing and resident retention? All comments welcomed!

Wow, good luck with that! I'm getting grief over a $10 increase (in the last 2 years).

I would know my competition! I include our accomplishments and goals for the coming year that would increase their sense of value for the property. For instance, we just had a new Publix grocery store open just down the street and are planning some improvements for the coming year.

I have increased rent $75, but my competition is still higher, so it is not work the move for most.
