I DO NOT like Apartment List. When we were using them, we had multiple applicants that did not list them as the lead source, but because the prospect used the phone number from their website to call us, they claimed the prospect found us through them. For instance, a resident refers their friend. That friend googles the property name to get our phone number and because Apartment List pays for that top placement, the prospect uses that phone number, which is also integrated with Onesite and automatically creates a guest card. We just started using Zumper and we are having great success. There is a monthly cap of $200, once you’ve reached that rate, they still continue to send leads. I love that concept. It feeds into FB marketplace, and I think it’s definitely worth a try. Super low risk!

We get a lot of leads and leases from Zillow. It’s fairly inexpensive as is Zumper. We have only had Zumper for 5 months and it’s paid for itself as we have gotten several leases from there as well. These are two we find work very well for us.

I personally really like Zillow! We don’t get a TON of them but the ones we get are usually more qualified and provide actual information. ( size & move in date) plus it pay per lease

I bought a 56 unit complex in November. Prior owner, as well as myself, only used free advertising. We use Zillow, Facebook and craigslist. Over the past roughly 6 months, I have gotten great leads and have been operating on a waiting list basis. Of those three sources, the most leads coming from Zillow. Facebook would be second and I think I've only had maybe three inquiries via craigslist over the entire time.
