I like zumper and the cost is great I love the pay per lead price point especially

We used Zumper for a little while. We saw much better results when I built Facebook and Google Ads

Most of our clients see better results with Google Ads over most (but not all ILSs). Of course, if you can afford BOTH, then that's always great!

Is there a reason youre looking away from Apartments.com? They offer many packages to help maximize promotions. and I like the Apartments.com analytics that they provide every month, it gives a bit of a story to know how to target market price interests etc etc. I dont think that any other lead source gives us that type of detailing which is helpful in curbing leasing trends and pricing adjustments.

The monthly rate, is a factor though.

Johnny Xayamath reports are great, but after several years with them and ever rising costs, I’m done. Zero customer service and the leads are dwindling with no explanation.

Oh wow, I understand that, i guess it is a market to market thing. I typically supplement with facebook ads and google ads like some of the other contributions on this thread. Reboost what is successful, or just move onto the next if it didnt get the response you wanted. You can hit the immediate area with interest and give a solid CTA like move in by and your traffic should start to be more apted to your move in by goals.

different sources work better in different markets. pay attention to cost per lead AND cost per lease. both are important! let the numbers be your guide. marketing is a numbers game pure and simple!

I bought a 56 unit complex in November. Prior owner, as well as myself, only used free advertising. We use Zillow, Facebook and craigslist. Over the past roughly 6 months, I have gotten great leads and have been operating on a waiting list basis. Of those three sources, the most leads coming from Zillow. Facebook would be second and I think I've only had maybe three inquiries via craigslist over the entire time.

I personally really like Zillow! We don’t get a TON of them but the ones we get are usually more qualified and provide actual information. ( size & move in date) plus it pay per lease
