Need ideas. What are things you did to help you stand out from the rest with regard to self guided and virtual tours? I am running our of ideas and need help snagging these leases! All suggestions welcome

Have you tried pinning walk through tours on social? We did that and had initial success!

When self touring, you could leave some type of surprise thank you gift in the room for them! A thank you card + candy, something like that!
I don't think your post is saying that you need a virtual tour but if you do, let me know. I can make your vendor search a lot easier (I'm a salesperson for a VT company but I know our solution isn't necessarily the best for everyone)

I have had a lot of success with combining the self guided and virtual tour. When they arrive on site there is a personalized envelope on the office door that has directions to the apartment they are touring and a zoom log in. Once they are in the apartment they join the zoom and we “walk” through the apartment together.

Make it a scavenger hunting. You can hide certain concession certificates, gift cards, etc...

Currently offering very cool discounts - and hide something in the fridge.

I've seen a lot of teams have success incorporating video into their SGT's. They create video content relevant to the unit - features, utilities, etc. and they create QR codes that link to the videos, and have nice signs throughout the unit to help the prospect notice things and "hear" the sales pitch that would be given if it was a hosted tour. Zoom Tours have been successful for us.

I set up the apts. with mini models-items they can keep when they move in. I had a women that just move here from another state w/nothing. She has 2 dinner plates, 2 bowls, two glasses, decorative place mats and kitchen towels-she was ecstatic! and she rented!

Nanoseptic products. Check 'em out online. My residents noticed and really appreciated them.

We didn’t do this but I think it’s a good idea: IPad with a real time FaceTime tour. That way you can brag up the features and they can ask questions while the are fresh on their minds. And hand them a tape measure with it.

Self Tour! It’s a mobile app that is pretty easy to set up that has tons of benefits for your prospective residents and makes it so easy for you! It’s all geared towards converting tours to leases.

We worked on implementing a fun self guided tour option for one of our clients. It was complete with fun key chain & easy to read maps with amenities areas highlighted. A take along bag that included snacks, water, and great stopping points marked on the property for viewing & taking selfies! Treats and note cards left throughout the displays to enhance self guided tours.
