If your place has laundry hookups, you could say something like...Tired of hanging out at the laundry mat? or Tired of hauling that laundry out in the snow? Why not wash your clothes at home?

Both the properties I work at are mostly working professionals and graduate students.... We have sunrooms with floor-to-ceiling windows that offer great views....Unfortuately we don't get much snow in Atlanta, so I can't say anything abut watching beautiful snowfalls hile curling up in front of yor fireplace. I was able to do that with the fall foliage, but not now...I am looking to target local businesses (Hospital, colleges, etc...)

Alisha - Those sound like great ideas!!! Thank you so much!!

oooh I whipped up a flier yesterday that I took to the hospital HR yesterday. When I go into the office tomorrow I will attach it here for you to see. Hopefully, I don't forget.

I've had luck taking fliers to the big companies & hospitals in the area, speaking with HR & asking them to post the flier in their break rooms. I create the fliers with the old-school "pull tabs" on the bottom. Not the prettiest but has really picked up business for me in what is normally a slow season. People even come into the office with their pull tab from the flier!

I'll attach tomorrow. :)

Try going to Vista Print they have allot of great products for marketing that you only pay shipping for. The key is to only by the special items that are for free. This is a great way to get professional looking items for really inexpensive. What is an email and I will send you the latest email flyer and some that I have done?

Ok so your property is in Atlanta and we are coming up on the New Year...Alanta is a nice busy area--kindof like our Chicago land properties without the snow so try:
RING in the new Year with Savings! and have diamonds all over the page and a Huge Diamond ring as your focus point. We also advertised a "Gem of a Deal" with our special being listed under it. We ran a campaign last year with that special tag line and it was a huge success!! We bought kids jewelry Jem Rings - 6 for $2 at Factory Card outlet (AKA Party City) and Rolled up the special inside the band. Prospects were invited to select a ring and see what they got for their special. The special were tapped closed so we knew if they were tampered with. Savings ranged from $150 off Move - in to $400 off move-in.

If that doesn't sound like an interest--try offering "We pay for your tax filing!!" We are running that this year and we will take off their move in up to $150.00 with a receipt from Jackson Hewitt, H & R Block or any tax preparer's office. In addition we are offering reduced deposits. :woohoo:

Hi Michelle & Lauretta! I'm not ignoring you, I promise..well maybe. :P I plan on whipping up two more fliers this afternoon (here's hoping). I'll send you all 4 in one email, once I have them finished. So you'll have a variety of ideas to work with. ;)

I have found that using a little romantic humor gets a response.

Do you LOVE where you live?

Spacious 1 bedroom seeks LTR

Using numbers and symbols is eye-catching. ••► ☀ ☃ ☂

If you can't print your flyer in color, use a brightly colored paper or put a bright colored sticker on it.

I print my flyer in multiple sizes. I never post a flyer that is standard 8.5x11. Trim a little off so it is not exactly the same size as other things on the bulletin board. I print in postcard sized to mail out to local businesses, and in business card sized to hand out during outreach marketing. The attached picture is my mini-flyer on an index card.

Instead of using flyers, try text message marketing. Its green and causes the potential resident to interact with your property. For more information, contact us at This email address is being protected from spambots. You need JavaScript enabled to view it..

Kharma,
Where did you find the pull tab paper? I've been searching forever and usually have to manually cut the tear tabs for each flyer.

I need ideas creating a flyer comparing my total monthly cost to those of my comps. This property is in a very tough marketing area and I need to bring outside traffic in. Any help would be amazing!
