Please share your ideas for a fun leasing contest! I read about "The Biggest Leaser" and would love to learn more about how it was implemented and the success. Other fresh ideas would be welcomed. We are looking to have a portfolio wide contest. Thanks!

When I worked in a larger office (5+ leasing staff), we would obtain gift cards, discount cards, money, etc., as well as "comp cards" (extra 1/2 hour lunch, 1/2 day, etc.) and put them in envelopes (with apartment numbers on them) on a corkboard.

As you received deposits on apartments, you would get to pick the corresponding envelope off the board for your prize!

The apartments that had been vacant longer had better prizes than those that had just come available, but the extra incentive worked to lease more apartments.

We also were able to obtain gift cards from vendors and local businesses, resulting in a low-cost and effective plan to lease more apartments!

Hi Tracey,

When I worked onsite, we had a "Lease My Apartment" promotion. Each associate was assigned an aged vacant and given a small budget to mini-model their apartment home. We then created flyers for each associate to describe their apartment along with reasons why it was the perfect apartment. Each flyer contained the name of the associate (i.e., "Lease Mike's Apartment"). We had the flyers laminated and foam core mounted with an easel stand (Kinko's did this) and grouped together on a table. It was a great attention grabber and conversation starter. The associates also wore buttons which said "My apartment is perfect...do you want to see it?" which we created using Zazzle.

For incentives, when an apartment home leased, the associate responsible would get an additional $50. If the associate actually leased their own assigned apartment, s/he would get an additional $100. Example: Jane leased Mike's apartment = Jane gets $50 over her leasing bonus; Mike leased Mike's apartment = Mike gets $100 over his leasing bonus.

It was great fun and created some healthy competition among the team. And because there were bonuses for all of the assigned apartments, no one steered traffic away from another apartment to solely focus on their own.

We run a Poker Game Contest! For every lease or move in each agent gets they get to draw a card out of the deck at each property. They can keep up to five cards at any one time, discarding a card if they want to draw a new one. The person with the best 5 card poker hand at the end of the contest wins the POT (which is $1.00 for each lease ALL all properties that are in the contest earned for the duration). The pot for 7 properties was $150.00 - nice little bonus!! They loved it!!

Great idea, Stephanie. I used to play poker in training...give a card every time they participate and at the end the one with the best hand wins a prize. Works great when Maintenance is in the training too! Love that it can be used another way.

There are so many great Leasing contest ideas out there! You all shared a bunch of fantastic ones (LOVE POKER... so much fun)!

Some of my fave include:

Trivia (this goes over REALLY well, I've found)
Scavenger Hunts (fun for slower days)
Bingo (it's stood the test of time)
Tic Tac Toe (great for small offices)
Word Scrambles (I make these HUGE and put them in an employee only area)
