Topic: CAM Exam

Good Morning all! I hope I can get some advice. I currently hold my Real Estate License and my CMCA. I take my CAM (Certified Apartment Manager test in three weeks. Does anyone have any advice, or perhaps what I should focus on? It is a lot of material in the class that I am not sure what to spend a lot of time on. Also, what is the test like? multiple choice, fill in etc? I appreciate any and all advise. Thanks!

Part 1 - Make sure your familiar with the Fair Housing and ADA laws. The names, dates and what they covered. Also, the different laws covering credit reports. Besides that I remember most of the questions just being general knowledge so if you have a good understanding of the material you should be fine.

Part 2 - Make sure you know the steps for figuring out stuff like EGI, GOI, NOI and etc. You can have a calculator and a scratch pad so the math isn't hard if you know the steps.

The people I know who have failed the CAM exam, failed the second part because they couldn't remember the steps. So I would suggest focusing on those until you're comfortable with them.

Hello! I took the couple weeks leading up to the test and studied one section each night. I then took the practice test and only focused on the questions that were for that section. I then each day added the questions from the section read up to that point until the last night I took the entire exam in full. Make sure to be finished studying at least one or two days in advance. I got to the end of my studying and had the risk management portion left and was so tired I skimmed that part. It turns out it was the part that I performed the lowest on!

Definitely practice the formulas. Memorize them and write them all down the moment you sit down to clear out your head. I performed the best on the Financial section because of practice. Find any practice sheet online that you can (a quick search of the NAA website and your local association site should do it) will give you practice questions similar to the exam. I did a lot of practice questions backwards so I was able to see how they got to the answer and this helped me on the exam.

Make sure you study wrong answers also as questions sometimes are phrased differently then the way you studied them!

has anyone taken the most recent course and test?

Has anyone taking the new CAM exam. Did it take the 240 minutes they allow? I am doing the online proctor exam.

I am in New Jersey and want to earn my CAM. I am a licensed NJ Realtor since 2005 but only worked in property management at an apartment complex for a few months and they shut down. I am unable to prove 12 months work experience in property management. I don't understand why I cannot take the courses and exam and If I pass get my certification.

Did you take your exam? I have been studying and planning to take my exam next month online as well.

Thank you for posting all the links. I failed my 1st attempt at the exam because we didn't spend hardly any time on financial in the class I took which is what the test mostly consisted of. So I have been searching the internet to find study materials, etc. The links you posted were exactly what I was looking for. Are there any newer ones that you might know of?

If you email me outside of this message group, I'll send you the study materials I have which include the set of formulas to memorize in order to pass the exam (there's a trick to knowing them in order because you often have to use multiple formulas in that order to solve the problems). Also, happy to help with explanations if needed. My instructor told our class that 40% of CAM students fail their first exam, so you're in good company. Of the two parts to the exam, one was essentially purely financial and the other drilled into the details of Landlord Tenant laws, Fair housing laws, ADA, etc, basically all the nitty gritty in terms of accountability (including dates of legislation passed!) with only a sprinkling of marketing, and leasing, etc.

Good luck and study for it like a college exam! It deserves that level of preparation.

I took my Cam Exam on Saturday and it really isn't a hard test but YES YOU MUST STUDY!
you need to know your formulas and how to calculate them, also there were a lot of marketing questions and scenarios.
it is 185 questions you are given 4 hours to finish which in my opinion was enough I had time left to check flagged questions. check on quizlet they have a good study guide and flash cards.

I passed as will you just study you can do this!

I was told by NAA this morning that they will take my word about industry background and don't need any verification.

Your pointers helped me pass my CAM this morning my proctoring. I really wanted you to know how your common sense explanations helped me. Idk why I struggled with NAAs platform and study guides, but this helped and I passed 1st go round. Getting these formulas down were the biggest help ever. THANK YOU SO MUCH!!

It took me almost 2 hours and 45 minutes to complete the exam. I have ADHD and it was nerve-wracking. It is hard for me to sit through a zoom call that is only 30 minutes! LOL
I would suggest memorizing the formulas, know the terms and the study guide on the NAA website. Also, get a goodnights sleep, stay hydrated, and eat some brain food.
You can skip the hard questions and come back to them.
Side note: I've taken and passed the CAM twice. Once in 2004 and in 2022. I thought I would never get back in the business after I had my child, so I let my 2004 CAM lapse. Thank your lucky stars you don't have to do the marketing notebook project. Lordy, that was a HOT MESS for me.
Taken the exam and getting it over with on the same day is so much better.

Good evening Sara. I recently read a post of yours regarding the CAM study material. You made the post a few years back and I saw that a lot of people are requesting the same information. I'm really sorry to ask, but I was wondering if I could ask for the same help? I worked as a leasing agent in the past and really enjoyed property management industry. Now I have my eyes set on becoming a Manager. I haven't worked in quite some time, but now that my children are adults, I would really love to get back into it. I printed out some study material, but trying to figure out the math part is the worst. And hear I thought I was good at math. I can't wrap my head around the proper steps to take. Any help you can provide me would be awesome. I'm relocating from Texas to California by years end and would like to use this opportunity to get as much study time as I can, so when I get home, I can hit the ground running.
