I am working on a construction process lessons learned for my employer who is a small apartment contractor. Does anybody have any they'd like to share? I can accumulate what I find here and elsewhere and post if anybody is interested. One idea won't get you all though....

I'm not sure what you are looking for, but this is what I think you want. I managed a new community and below are some of the issues from the new construction that came up:

1. Nails driven into sheetrock that went through the pipes behind the wall. The leaks started after the rust set in and weakened the area where the nail was.
2. Buying discontinued light fixtures, etc. We couldn't find bulbs or replacement covers for some breezeway fixtures that were discontinued. This was within 3 years of occupancy.
3. Putting light fixtures in 2nd or 3rd story breezeways that can only be reached by renting a lift.
4. Make sure new smoke detectors and carbon monoxide detectors expire at the same time in all of the apartments.
5. NO MASTER KEY after move-ins.
6. Copy all appliance serial numbers before installation and give a copy to owner with warranty information.
7. Secure fridge ice maker lines well to the back of the fridge so they don't come loose easily when moved.
