Deson offers high LTV debt, subordinated debt, preferred equity, and joint venture equity in situations where traditional debt financing does not meet the borrower’s needs, and on a case-by-case basis.

Deson evaluates such opportunities based upon the (i) underlying sponsorship, and (ii) risk-return profile.

Deson pursues construction opportunities either ground up or in connection with improvement programs. Deson evaluates such opportunities based upon the (i) underlying sponsorship, (ii) the specific market, and (iii) new construction metrics relative to existing property metrics.

Deson generally focuses on high growth markets driven by technology or energy. Proximity to core markets that have either NFL or NBA franchises is a plus.

Multifamily Apartment Complex A-B & C/Hotels/ Condo's/Office Buildings, Single Tenant Buildings.
LTV from 60% to 95% ( Interest Rates from 4% to 10% ) .5pts to 3pts all based on a case by case deal transaction. ( see term sheet)

(1)Actual rates and terms will be quoted on a specific asset or portfolio taking into account: (i) Loan-to-Value; (ii) Debt Service Coverage; (iii) Debt Yield; (iv) Location; (v) Sponsorship; and (vi) Structure.

(2) P = Primary; S = Secondary; T=Tertiary.

(3) $ in millions. Loan size maximum can be either a single asset or portfolio of assets.

(4) The maximum loan for each asset within a class. Portfolios of similar assets can be pooled to provide "unlimited" financing.

(5) Un-stabilized asset LTVs are based on value "as is" and actual trailing cash flow. Funding decisions are based on: (i) collateral value; (ii) sponsorship, and (iii) improvement programs.

Multifamily has to be a minimum 50 units with 90% occupancy to be eligible.
Hotels/Motels has to be minimum 100 rooms to be eligible.
There are no upfront fees.
