Hello Community

I'm in the market to purchase a C to B grade complex of 80+ units around $2million range. The community of Bethany and surrounding areas I have noticed many listings of apartment complexes and sold transactions in the past two years.

I am getting mixed signals from my market research...low unemployment, and other positive market stabilization but the vacancies are a bit higher and the population is decreasing...?

Is anyone familiar with this market and can honestly tell me why so many owners have decided to sell their communities within the last couple of years? It makes me wonder if I should reconsider and search another market. The last thing I want is to reposition a property only to find out there is not much of a renter market.

I forgot to ask - What areas in Oklahoma City are responding well to the apartment rental market?

John, have you gone to your local apartment association, or board of realtors for your area? They may and should have a handle on the questions you are asking. Nate, I do have LoopNet but I haven't used the Reis site. I will try other two recommended and also called the local Apartment Association in the Oklahoma City area.
