1. Fundamental analysis or
2. Technical analysis

could you explain why you feel FA is more important than TA.

Sounds like terminology for Stock Market trading. I first determine whether it's a stabilized or unstabilized asset. Stabilized assets don't require value-add unlike unstabilized assets which typically have some type of deferred maintenance
