Also seeking RD Section 515 assets with 100% Section 8 (and in need of rehab).

We are seeking multifamily (apartment) properties for our Q1 2011 acquisition pipeline. Assets must be 100 units or larger (but can be smaller if we can put together a portfolio), have 100% (or close to 100%) project based Section 8 contracts (HAP Contracts), REAC Scores greater than 90, and sellers that will consider taking back some nominal paper (if necessary). These will be tax exempt bond transactions, so projects will remain affordable after the acquisition. Projects in their Section 42 compliance period or with any other restrictive debt covenants may be considered if they meet all other considerations. Transactions typically close in four months.

We are seeking to acquire project-based section 8 properties - can be both Family and Elderly. All locations are ok.

If within California: 15+ units (or otherwise if a portfolio)
