Have any of you had residents who will wait until the last month, week or day of their lease to sign their renewal because they think they still have time? I need ideas to make them sign 30,60 even 90 days in advance. :)

I've tried lease renewal carpet cleans & gift cards, but honestly, guilt trips work better!

I tell my residents how swamped I am when everyone waits until the last minute and then expects me stay late to whip up their paperwork after hours.

We typically make telephone calls as opposed to posting notices - they seem to respond quicker with that approach.
