Just curious. How does your company handle renewals gifts? Do you do them for all lease terms or just 1yr leases?

As a renter I would prefer a choice of “freshen up” items which benefit both of us. Carpet clean, windows done, touch up paint...

Worked in HOA management and have been a renter all my adult life. What are your thoughts about 'rewarding' long-time renters at the same property? I've lived in the same place in excess of 15 years. Rewards above and beyond carpet cleaning, etc.?????

We send renewal letters out 90 days in advance. If they sign a 12 month lease within 30 days, they are offered a few different options for renewal gifts: carpet clean, accent wall, upgrade to apartment (new shower head, USB ports, light fixture, ceiling fan), free clubhouse rental, etc. If someone has been there for a longer period of time, we'll offer larger renewal gits: new flooring, re-surfacing counter tops, updated bath vanity, full room paints or listen to any ideas they may have to increase the value of their apartment for them and for us.

We offer renewal gifts on 12 months, but offer shorter terms also. Smaller rent increase, rent credit, complementary carpet cleaning.
