Topic: Excuse of the day!

We always have late rents in December due to holiday spending. What is the best excuse you received this month?

I was lucky this year and 94% paid. One fairly new resident called after receiving notice of a late fee and told me that his rent should not be due until the 7th because he moved in on the 7th (even though he paid on time last month.)

I know that one is not terribly funny, but I bet some of you have great ones!

My favorite was I had to pay my car payment first because I did not want to the $100 late fee. My response was is that car going to provide you with a home for your family when I have to send you to evictions. The other one was I had to buy a car so I could get to work ( they work less than fiv minutes away) and again I responded that is sad you should have put it to the rent and then you would not be paying a late fee. I think my absoulute favour was when someone said they had to buy their kids christmas presents on black friday, well you know what I mean. I responded kinedly with a smile saying no I don't I did not participate in Black Friday I was working and I wanted to pay my rent and electric first so my children did have a place to open what little christmas presents they were going to get.

My favorite was a couple of years ago when a man told me he had to use his rent money to purchase an XBox 360. He said he was going to be in line at midnight to make the purchase. I explained that paying his rent would be a better financial choice since I was fairly sure he would be unable to pay his video game in his car. He, of course, did not listen and we evicted him the same month he bought his new game system. Some people never learn.

Several of our tenants did not pay rent this month using Christmas as their excuse. I very nicely explained that having a roof over your heads for the holidays is more important than gifts under the tree. Three days went out yesterday so we shall see if they make the right decisions.

Just heard this one on Saturday after having the door slammed in our face while giving a 3-day... "My daughter broke her toe and it got me behind on my rent" WOW!

I just ask my Compliance Director who used to be an onsite property manager what was the best excuse that he has ever heard on why some one could not pay there rent on time this year and this was it: " I can't pay my rent because I had to buy a sheep to sacarafice for my religouse holiday". I burst out laughing and ask what did you do he said I gave him two extra days because that was the best one and still is in the last twenty years.
