10th student living turn next month. Organization is key. Communicate with vendors all day every day to make sure they are on track. Walk behind each vendor. Have your cleaners on site for move in day to do any go backs for the residents

Brittany Johnson McGriff in the early years when we were less organized and our painters were not top notch, they would be there super late sometimes, but not anymore. I would say give each person a task: move out walkers, keys, someone going behind vendors, someone manning the offices, someone triple checking files and noting anything outstanding that you need to collect on move in day

thanks so much! Yes we're getting started on mkve-in files now. Interested to see how the vendors do. Definitely trying to prep the team, ee have an all new staff at that. I'm hooeful!

Student turn? We turn anywhere from 200 to 400 in 10 short days even when using different vendors. Months of planning and verifying with vendors to ensure a smooth turn. We use an Excel sheet to track the status of each unit from prep, clean carpet clean, plate covers, gifts, and final check and punch list. Trust but inspect the work done by the contractor and have a final crew go in at the end to give it that polish. Then lock the door.

Our property is basically hybrid, conventional, but college town so lots of students, our turn will be for about 100 units! Not sure what to expect, but look forward to the challenge!!

You will be fine! Get ready for a busy few days. I recommend what everyone else mentioned: stay organized (I would always carry an iPad/notebook wherever I went), stay calm escalations will happen, keep in touch with your vendors, and go overboard with great customer service. The move is extra stressful for the parents and students.

Make sure you take pictures of everything while double checking lights stove oven clean and working flush toilets run water in all sinks to make sure no leaks. Trust your vendors but always double check. Pictures pictures and more pictures
