Just remember if you're using Google or another option that doesn't give the resident and or Prospect an option to opt out you are liable for some consequences. Do the research before making a decision.

Yardi’s CRM platform follows the most stringent guidelines by asking the prospect to opt in first.

Texting is THE way to communicate with prospects and residents (5x more effective than phone calls and emails based on open and response rates) BUT it's very important to make sure the platform you use keeps you in TCPA compliance. Common sense should be used with whatever platform you choose. TCPA laws are no joke but texting prospects and residents is here to stay. Lots of great solutions mentioned above, all worth looking into. I like my boy Bhavin Patel at Rokitnow

Best all in one in my opinion is Bixby. Bixby is an easy to use web and mobile application for communicating with tenants, Discussion boards, announcements, direct messages, creating/recording maintenance requests,leases,collecting payments and much more. The application is fully customizable and allows you to integrate different features from other software such as Yardi or realpage into the Bixby interface if you prefer certain functions from those software.

What is nice is that it is a full suite tenant portal. My favorite part about it is that tenants and residents also benefit; because Bixby does a great job in helping communities around buildings who use the software by setting up partnerships with local businesses to provide on demand services, and discounts to your residents.

The software is easy to use, and is one of the most cost efficient management software currently out there whether you have a small portfolio or a large one.
