I patrol, It is a requirement of my position... I patrol day and night every few hours (and before you ask no I am not paid enough) I have a XL dog and a sidearm (by choice not required on dog or side arm but have had both for 6 years on various properties) and notify my homeless that I won't deal with them and that if they respect my rules I will give them the food/clothes left over at move out .. They call me the Mean Nice Manager Lady.

We used to have security that would drive walk the property here, but they found them to be too expensive to keep and then added it as a job requirement for me.

Call your local police station and ask that the only officers for that area Patrol through the community. Their presence will be noticed in a positive way

Get in good with the local police. Maybe they can park a police vehicle in your lot. That used to work for me in Los Angeles.

Even with gates you can’t. Try monthly meetings with tenants. Try neighborhood watch meetings extra patrol from police department. Talk to the kids they tell all.

Trim any overgrown landscaping, assigned parking spaces and require visitor permits that are good for 2 days only. Automatic towing without the permits, file evictions quickly when there are delinquents to clean up the profile, tighten up your screening requirements to help the front door, and light that place up like a Christmas tree. Also, if the crime is really bad see about setting up a unit that the officers on that beat can have to sit and do their administrative work. They just need some furniture, WiFi, and a fridge with refreshments available. I know there are tons more ways out there, this is just what I can think of off the top of my head and this is another reason I love this group!

contact your local police department and give them keys/ code to your community room. Keep it stocked with goodies for them while they are taking a break. Invite them to come by anytime!

We do this too .. but the response rate of our police at night isn't always fast, and for a trespass they will push us out hours sometimes so it is hit and miss.

I work close with the cops, they come and talk to me on and off property and we all keep in sync.. but they get busy and can't always make it.

It is in our file that I am armed and not afraid to do a citizens arrest until they show and they taught me the best ways to complete this.

Unfortunately with the crime / wreck etc rate around us in neighboring areas it keeps them busy ... We work together and we keep in touch all the time but it doesn't mean they can be here when each trespasser comes -- They could be here a week straight and still not have an issue ...

But with my dog and telling I will shoot ..the traffic and vandalism and gang activity is more than half gone.. it is just some stragglers.

ALSO .. in our state / county ... even if they are trespassed if they have a friend or family member who lives here they can still go from off the property to their dwelling and then out again and there is nothing we can do about it.

We tried to have nights out but the Latino community in our complex banded together and called me racist... They also would not attend as there was Police and Firemen etc that came and they didn't want to be called snitches....

It is an odd demographic I am in....

Most will text me now if something goes wrong.. though it is usually days to a week or more out and not on spot...

Offer a free apartment to your police. Make friends with your officer. Provide your cell number to them so they can text you when something happens. Communication is VERY important.

Most officers who live onsite have become useless. They just want the discount without doing any work. Most are doing away with courtesy officers and using patrol companies. Way better

From experience — darned near bullet proof success — Security Cameras... I’ve used fixed ca,eras at strategic locations and portable towers... The “ROI” is fast, the first renewal once installed...

It was a mix of systems. Around the clubhouse we used wired system.

Around the buildings we used a system where we had cameras that fed to a recorder within the building. If there was an issue we would pull the tapes.

The expense is in wiring an entire campus. So we sort of did a hybrid application.

That is what I am beginning here.. placing cameras in our problem areas first and placing individual recorders. We looked into Wifi and repeaters but it would kill other peoples internet .
