Keep a stock of cold Gatorade and water for them during the warmer months! It goes a long way and they’ll truly appreciate it. Offer to buy their lunch on a day when they are super busy. Schedule a night out with them and their families, maybe a baseball game or bowling challenge.

Something every day! Monday: Popsicles and ice cream. Tuesday: breakfast(take them somewhere for the first two hours of the day). Wednesday: have everyone on the team write letters to each maintenance saying why they are appreciated and give to them at team huddle. Thursday: potluck lunch provided by the office staff(or Order in, depends on budget) and Friday 1/2 day-team outing. Bowling or top golf.

No greater appreciation than from residents and they are publically acknowledged. When I would get a compliment from a resident I would ask the manager to set up a time when they could present a balloon and thank you card (provided by the site) along with a gift card (doesn't have to be big) from the resident as a surprise. I would try and attend and of course there were photo ops to use on electronic media including the site newsletter. Our service people are so critical to the bottom line and success of a team. If you tbink about it, leasing is easy. Keeping them, now that's the measure of success.

Save the time and weird ideas - buy them a gift card with the money you’d be wasting and give them each a nice card with something honest and meaningful written inside.
No man (that I know) wants to drive around a golf cart covered in crazy decorations, they don’t want to be forced to sit and eat breakfast with you at the office and finish to cram 2 hours of lost time into their day of work... give them some extra

I used to have maintenance appreciation week. One of the days I decorated the shop. Bought colorful comment bursts and taped them all over the shop. Sayings such as: “we appreciate you”. “You’re doing a great job”. “Our maintenance team is #1”, and so on. They liked them so much they never took them down. Each day was a special treat. Breakfast one day. Lunch another. One of the days i surprised them with a small cooler and filled it with snacks and drinks and placed it in their shop with balloons attached to it. At the end of “their”week I rented a movie I knew they liked. I asked them to go to the clubhouse. Closed it off just for them. When they got there I had it decorated, had pizza, popcorn and drinks for them and had them sit back and relax and watch the movie. They loved it.

We are a tiny property. Just me as Property Manager/Leasing Agent and the Part time Maintenance Man. I know that he can't afford to replace tools. On the anniversary of his employment and his birthday, the owners will pay for a new tool. Especially since the company doesn't own tools. Our company makes the employees use their own tools.

Our company is the same. I am the only onsite office personnel and maintenance and we have an onsite maintenance man ... we make them use their own tools and have none for the property.
