1) I LOVE Lisa Trosien's focus on storytelling. This brief article is just the tip of the iceberg, but she offers full training sessions, too: (apartmentexpert.com/.../storytelling-101-begin.../)

2) Follow up with a personal video thanking them for touring, showing them the apartment again so they have it for reference, and calling out any preferences or inside jokes that came up during your tour. This will make it easy for them to remember how awesome you are and how awesome the tour was, plus they'll likely watch it multiple times as they go through their decision-making process (our clients see an average of 3-4 views per video sent), effectively "touring" the community each time they watch it.

We have a shuffle board on one of my buildings. My leasing agent had a tour(turned out to be a shop) that mentioned they love shuffle board. So he well let's play a game, if you win I'll waive your application fees. And so they played a game! He won, and said well what if I lost. Leasing agent ah I would have waived them anyways but that was fun. Best shop if ever had and he started using it more on tours, prospects loved it. It's the little things we do
